Ancaster runs from a village with stone houses older than the country to Meadowlands subdivisions built in the last thirty years, and the garage doors follow the same split. Wide doubles and the occasional triple on the newer side; awkward, hand-framed openings on the older side. Both get measured on site.

## Where in Ancaster we work

- The Meadowlands
- Ancaster village
- Wilson Street
- Amberly & Duff's Corners
- Sulphur Springs
- Lime Ridge edge
- Garner Road
- Shaver & Fiddler's Green

Ancaster is a ward of the City of Hamilton, so Hamilton's building department and permit rules apply.

## Wide doors are a different mechanical problem

Ancaster has more wide double and triple openings than anywhere else we work, and width changes the engineering rather than just the price. Two things scale with it.

First, weight. A sixteen-foot insulated door is substantially heavier than a nine-foot one, and the counterbalance has to be sized for that. DASMA lists applying a spring to a door heavier than the manufacturer's specification as a cause of premature failure and a manual-operation safety issue, including where weight has been added to the door after installation.

Second, bowing. Insulated bonded-core panels bow when the two skins are at different temperatures, and DASMA is explicit that door size increases it: without reinforcement, the thermal bow on a twenty-foot-wide door "could exceed several inches", with darker colours and direct sun making it worse. That is the technical reason a wide, dark, south-facing door on a Meadowlands elevation needs to be specified rather than just chosen.

## Meadowlands subdivisions are hitting their second door

Streets built through the 1990s and 2000s are now at the point where the original builder-grade door has done its time: springs at or past their cycle count, plastic rollers noisy or seized, and the bottom section starting to show rust from the inside. That is normally a choice between a proper refit of the existing door and a replacement, and it is worth having the conversation before a spring makes it for you.

## The village, and openings that predate standard sizes

Around Wilson Street and the older lanes the garages are detached, sometimes converted from something else, and rarely a catalogue size. Headroom is the usual constraint: a lowered or finished ceiling can leave less room above the opening than a standard track needs, which is solvable with low-headroom hardware but has to be known before ordering.

## Escarpment lots and the second approval

Parts of Ancaster sit on or near escarpment and conservation land, where a development permit from the Niagara Escarpment Commission or approval from the local conservation authority can apply before a building permit is issued. This never affects swapping a door into an existing opening. It does affect building or enlarging a garage. Hamilton publishes the contacts: Niagara Escarpment Commission 905-877-5191 and Hamilton Conservation Authority 905-525-2181.

## Permits

Hamilton's rules apply here. Replacing a garage door in the existing opening is not on Hamilton's permit list; *"creating new door or window openings or increasing the size of openings"* is. ### Wide or triple garage?

Width changes the spring sizing and the reinforcement. Worth a proper measure rather than a phone quote.
